How do I pay rent online?
Log in to the tenant portal at toprealtyco.app.doorloop.com. You can pay by ACH bank transfer, debit card, or credit card. Set up autopay to never miss a payment.
How do I submit a maintenance request?
Submit through the tenant portal with a description and photos. For 24/7 emergencies — water leak, no heat, gas smell, or lockout — call (971) 444-6255 directly.
Is renter's insurance required?
Yes. Oregon law and our lease require a minimum $100,000 liability coverage. Upload your policy to the tenant portal within 14 days of move-in. We recommend State Farm, Allstate, or Lemonade.
Which utilities do I need to set up for my Portland rental?
Typically: electricity (Portland General Electric or Pacific Power), natural gas (NW Natural), and internet. Water is usually landlord-paid — check your lease. See the Oregon Utility Setup Guide above for provider details.
